Condos coming to South Beloit

Groundbreaking starts 92-unit development
A new 92-unit condominium development will soon debut at the corner of Manchester and Willowbrook Roads in South Beloit.
Lonnie Ackerman, president of Advantage Development Group announced the arrival of Manchester Trails during a groundbreaking ceremony held Wednesday afternoon.
"I am confident this will be a signature community and a great contribution to the Stateline Area," Ackerman said. "It will be unmatched for the its character and style."
McDonnell Construction Company will begin erecting the 28 buildings in October.
With three floor plans, the units start at $108,900 and range up to 1,300 square feet.
Within putting distance of the Ledges Golf Course, Glen Erin and the Country Clubs of Beloit and Rockford, Ackerman said the development is in an ideal location off of Interstate 90.
With the recent addition of Willowbrook Road, those in Manchester Trails will have access to shopping, entertainment and restaurants.
Ackerman said no Janesville product offers such an affordable and carefree lifestyle alternative.
"This location is going to bring new citizens to the area," Ackerman said.
With oak trim and pewter fixtures inside, the condominiums include a maintenance free home exterior and decks. The Homeowners Association will provide insurance, exterior building maintenance, mowing, grass clipping removal, a deweeding program, snow removal and more.
The development could be most attractive for retired people. Living in Illinois, pensions won't be taxed at the same rate as in Wisconsin, Ackerman said.
Selling to mostly empty nesters and young single people, Ackerman said there will be few school age children in the development.
"It will be adding a tremendous amount of tax base with little impact to the school district," Ackerman said.
One of mostly lushly landscaped developments, Ackerman said more than 700 plantings have been added and more than 190 trees have been planted. Extensive burming encloses the entire perimeter of the neighborhood.
"A recreational path system will meander through the neighborhood and connect to a central green space community gathering area," Ackerman said.
Next week an information center will be set up on site to market Manchester trails.
Ackerman's customer first program will include a 100 percent financing option requiring no down payment.
"The ultimate vision for program is someday to have on-site closings," Ackerman said.
Ackerman expects the project to sell out within two years.
